An outdated electrical panel is one of the most common — and most overlooked — safety hazards in Port St. Lucie homes. Older 100-amp panels cannot safely support modern air conditioning, EV chargers, whole-house generators, or large appliances. Federal Pacific Stab-Lok and Zinsco panels are known fire hazards: their breakers frequently fail to trip during overloads, allowing wiring to overheat. Many Florida insurance carriers will not insure a home with these panels, and some will cancel existing policies.

A double-tapped breaker — also called a double-lugged breaker — occurs when two separate circuit wires are connected to a single breaker terminal that is only rated for one conductor. This is a code violation under the National Electrical Code (NEC) and Florida Building Code, and it is a genuine fire hazard. The connection can arc, overheat, or cause the breaker to fail to trip during an overload, leaving the wiring unprotected.
Double-tapped breakers are commonly found during home inspections in Port St. Lucie — especially in older homes where circuits were added over the years without a panel upgrade. If a home inspector flagged a double-tapped breaker in your report, it needs to be corrected before closing or as soon as possible.
